From 1st December 2008 all properties newly marketed for sale are legally required to have a Home Report before the property can be advertised.

The Home Report comprises three documents:

1. The Single Survey - completed by a Chartered Surveyor this details condition, value and audits accessibility
2. The Energy Report - completed by a Chartered Surveyor this details the energy efficiency and environmental impact, plus suggestions to improve energy efficiency.
3. The Property Questionnaire - completed by the seller includes information regarding council tax, factoring and parking facilities.

Sellers
Our professional solution will manage the creation of your Home Report effectively and efficiently to allow your property to be placed on the market for sale as soon as is possible. We use the advanced GSPC system and have access to Scotland's most respected surveyors.

Highly competitive fixed fee rates have been agreed, plus a range of payment options including a deferred payment for up to 9 months is available (terms and conditions apply).

Buyers
Prospective buyers can register to view a Home Report online by selecting the property they are interested in using the link at the top of this page. The list is updated when new properties become available for sale. When selecting a property this links to the GSPC website where our Home Reports are available for downloading.  You will require to register your details with the GSPC.

Should a buyer wish to register to obtain a hard copy of the Home Report this will cost £15 +VAT to cover production and postage costs. These can be ordered by using the link at the top of this page.  When selecting a property this links to the GSPC website.  You will require to register your details with the GSPC. There is also an option to order the report over the telephone by calling the GSPC on 08457 145147.

The Home Report will be sent directly to your home address by the GSPC. We are legally required to supply copies within 9 days and this system aims to operate on a faster turnaround than this. Sellers or their agent / solicitor are entitled to turn down a request to view a Home Report in certain circumstances.  These include if they believe the person cannot afford to purchase the property or is not genuinely interested in buying.
