Tips On Selling
After much thought you have decided that now is the time to sell your home, but how does it really appear to viewers?

To achieve a top selling price it is important to ensure the exterior and interior are looking their best. Even minor improvements can make a major difference to the viewer's reaction to your home. First impressions are vital and will have an immediate impact on prospective buyers opinions.

The Exterior
1 How does the property look from the street?
Make sure the external paintwork is tidy.
If the windows need a wash this should be done on both sides.
2 Before a viewer reaches the front door and presses the doorbell (which should be working) they will have opened the gate and walked through the garden or climbed stairs to your flat.
  • Is the house number visible?
  • Have you swept the path or stairs?
  • Make sure you regularly cut the grass.
  • Keep paths and beds weed free.
  • Is the weather fine? Why not put out your table & chairs on the patio?
  • 3 Those with a garage should try and clear space for a car to go in.
    It is very rare to see cars in garages, but do try to reduce the clutter.
    Make sure the door is oiled and working properly to allow easy access.

    The Interior
    1 While undertaking complete internal redecoration may be advisable in some instances, normally only minor jobs are required to make a big difference to the viewers experience
    2 Is the property bright and welcoming?
    Make sure the lights are on and the entrance is tidy and free of clutter.
    All bulbs should be working, do not ruin the look of your lounge by having bulbs out in your special chandelier light fitting.
    3 If you have pets then ask a family member or neighbour to look after them. Alternatively, place them in the car for the viewing. While some viewers may love to meet your cat or dog others may dislike their enthusiastic welcomes or even be allergic to them.
    4 The property should be clean and tidy throughout. Don't give the viewer the opportunity to think your property is lacking space or there is poor storage. Any damage to paintwork on doors and skirtings or wallpaper should be attended to.

    The kitchen and bathroom should be free of clutter. Work surfaces should be clear and the cooker sparkling even if it is not included in the sale. If the flooring is dirty and worn why not replace it with some neutral toned vinyl?
    5 Be prepared for people asking to see the depth of cupboards and hanging space in wardrobes. Also, they may wish to look in your loft or basement. They are not being awkward they simply wish to see all the spaces available.
    6 We reccomend the owner considers using our accompanied viewing service. However, if showing viewers themselves we advise the owner  to give the viewer a tour of the property to highlight the improvements, features and also to ensure they see everywhere. After this allow the viewer an opportunity to have a second look on their own and then ask questions. Remember the viewers may be nervous when viewing so try and put them at ease.
